Reservation to Completion
At Fletcher Homes we aim to make the whole purchasing process as smooth as possible. Our experienced Sales Consultants will work with you, providing as much advice as you need to ensure your move is completed swiftly and within agreed time scales.
To help you with the purchase procedure of your new home, here are some simple steps to guide you through the whole buying process.
Choosing your New Home
The process starts when you choose your new Fletcher home and reserve your specific plot. To confirm your reservation, you will be asked to complete a reservation form and pay a deposit – usually between £500 and £1000 depending on the property you reserve.
Appoint an Independent Financial Advisor (IFA)
if you are planning to finance the purchase via a mortgage, it’s important to appoint an Independent Financial Advisor right away. You may already have one, but if not, speak to our Sales Consultant who will put you in touch with a good IFA. With such wide choice of mortgages available a good IFA can save you thousands of pounds by getting the right mortgage for your needs.
Appoint a Solicitor
conveyancing costs vary from practice to practice, so we recommend you speak to several solicitors and obtain quotations for their work. Once you’ve appointed a solicitor, they will ask for some initial funding to cover search costs etc. It is important to pay this straight away so as not to delay the conveyancing process.
Important Note:
Ideally you will need the information from steps 2 & 3 at the point you reserve your home. If in doubt, our Sales Consultant will advise you.
Apply for your Mortgage
Once appointed, your IFA will work diligently to find you the best mortgage deal. It is important to progress your application quickly to ensure no delays at exchange of contracts occur. It’s also important to pay any fees for surveys etc immediately for the same reason. Ideally you should have applied for your mortgage within a week of reserving your new home.
Make an Appointment with Your Solicitor
You will need to meet with your solicitor at least one week before exchange of contracts (that’s the point at which you are legally committed to completing the purchase of your new home). At this meeting they will take you through the results of any searches carried out and will want to ensure everything is in order ready for exchange of contracts. You will also be asked to sign your contract and pay your exchange deposit – usually 10% of the purchase price.
Pre-Handover Inspection
Shortly before the completion date, our Sales Consultant will invite you to view your new home by pre-arranged appointment. This meeting gives you the opportunity to view everything prior to moving in and gives us the chance to ensure you are entirely satisfied before final handover.
Exchange of Contracts
Once your solicitor exchanges contracts, a legal completion date will be set (however this may have been discussed sooner).
Legal Completion
At this point your solicitor completes the purchase on your behalf, drawing down mortgage funds as required, ready for you to move in. Once legal completion takes place, the keys to our home will be made available from our Sales Consultant, who will be there to meet you at the property to ensure a smooth handover and read metres etc, ready for you to move in!
Moving In
You are now ready to move. You will probably have booked a professional removal company already, so it’s time to unpack those boxes and create the beautiful new home you’ve dreamed of.
