Buying a new home – whether you’re a first-time buyer or looking up upgrade to a larger home – can be stressful and time consuming. We aim to make every sale of every Fletcher Homes property as simple and hassle-free as possible for our customers. Below is our 9 step process you’ll experience when purchasing with Fletcher Homes;
1. Choose your Fletcher Home
Once you have found a Fletcher Homes development you love, come meet with us to explore our different homes, your requirements and preferred budgets. Once you find your dream home, you can reserve it with us.
2. Find an Independent Financial Advisor (IFA)
Appointing an IFA or mortgage advisor will help you acquire your mortgage for your new home. If you don’t currently have an advisor, we can help put you in contact with a trusted IFA
3. Find a solicitor
If you do not already have a solicitor, we recommend speaking to a few solicitors before you commit, as conveyancing costs can vary. Once you have appointed your solicitor, ensure you pay any upfront fees that are required to ensure there are no delays with your purchase.
4. Apply for your mortgage
Once you have a financial advisor in place, they will act on your behalf to find the best mortgage deal to fit your household income and budget requirements. We advise that you apply for your mortgage within 1 week of reserving your home.
5. Liaise with your solicitor
At least 1 week before exchanging contracts, you will need to meet with your solicitor. During this time, they will go over any searches and ensure you fully understand all legalities within the contract. You will then need to transfer your deposit to your solicitor, ready for exchange.
6. Exchange contracts
Once your solicitor exchanges contracts with us, a completion date will be set, and you’ll be one step closer to moving into your new Fletchers home!
7. Home walk through
Prior to moving in day, we’ll invite you down to your development to have a walk through the house, make you aware of any work we are completing ahead of your moving day and make sure you are satisfied with your home.
8. Completion of purchase
Your solicitor will act on your behalf on the day of completion, drawing down your mortgage funds. Once the transaction has been completed, the keys to your new home will become available to your sales advisor who will call you to let you know your dream home is ready!
9. Welcome to your new home!
Once you have completed the necessary moving in work, are unpacked and settled, all that is left to do is enjoy your new house! All Fletcher Homes properties come with a 10-year warranty, so you are safe in the knowledge that you have our long-term help and support, whenever you need us.
